Mornington Peninsula beach house at 26 Foam Ave, Blairgowrie sells in 29 hours for $2.1 million

A LUXURY Mornington Peninsula beach house has sold for more than $2.1 million the day after it hit the market.

The recently built 26 Foam Ave, Blairgowrie was listed online at 11am last Friday, sparking a flood of inquiries, Peninsula Sotheby’s International Realty director Rob Curtain said.

The first prospective buyer inspected the five-bedroom house at 8am the next day and put in an offer half an hour later.

A second party then made a bid for the residence and a private auction was promptly held at 4pm.

Mr Curtain said the buyer who placed the original offer won the keys at that auction.

The Melbourne family, who’ll use the property as a holiday home, paid somewhere between $2.1-$2.2 million for the stunner.

The house had been quoted at $2-$2.1 million.

“It was a very, very quick sale that exceeded the vendor’s expectations and the reserve price,” Mr Curtain said.

The agent said it was the fifth $2 million-plus sale recorded in booming Blairgowrie so far this year.

“In the five years before this year, there’d only been a dozen,” he said.

“$2 million was a big barrier. But now, for anything new with some bells and whistles, it’s a certainty.

“The market’s hot and Blairgowrie has now taken the next step, being pushed up by the market in Sorrento and surrounding areas.”

The suburb’s median house sale price rose 9.4 per cent to $801,000 in the year to June, according to CoreLogic.

Mr Curtain said a settlement period that allowed the buyers to take the keys to the Foam Ave house before Christmas was part of the deal.

The fact it was new and in a “back beach location” had attracted the buyers, he said: “They loved the rawness and natural setting of Foam Ave.

“It was beautifully constructed, had a northern-orientated pool and it was low maintenance.”
